Built to weather the storm
“Every one of our homes engineered by Lynn Engineering withstood Hurricane Harvey with no structural damage.”
TideWater Properties, LLC on Lynn Engineering
Since 2003, TideWater Properties, LLC has been handcrafting custom coastal homes one dream at a time. With projects ranging from $200k to $2M, no project is too big or too small. It is the little things that separate a typical custom home from a home that feels like a fine work of art –and with TideWater they are all little things.
“We have been using Lynn Engineering since first partnering with them in 2009,” said Alston. “We have worked with a lot of engineering firms over the years. Anytime we get to choose our engineer we choose Lynn Engineering. They do things right, they do them quickly and the homes are built to last.”
WEATHER THE STORM
Based in Rockport, Texas, TideWater operates and builds homes near the point where Hurricane Harvey made landfall in 2017 as a Category 4 storm. With winds in excess of 130 m.p.h. at the time of arrival, Hurricane Harvey produced storm surges in the area ranging from six to ten feet. Harvey was the most significant tropical rainfall event in United States history, producing more than three feet of rainfall in areas of Southeast Texas over the course of five days.
“During the storm, entire city blocks were destroyed by the hurricane’s violent winds and the gymnasium at Rockport-Fulton High School partially collapsed,” said Alston. “Still yet, every one of our homes engineered by Lynn Engineering withstood Hurricane Harvey with no structural damage. They all maintained their structural integrity and were safe and dry through a storm for the ages, with only a few cosmetic exterior touch-up items.”
A UNIQUE APPROACH
TideWater has partnered with Lynn Engineering on more than 50 projects since 2009 to deliver premium finishes with a custom touch to homebuyers on the Texas Gulf Coast. Custom homes with impeccable design and unparalleled quality are often completed on schedule with no surprises.
Alston says that Lynn Engineering designs a project with a contractor’s perspective in mind. This saves the homebuyer money while retaining their desired architectural appeal. The windstorm engineering knowledge that Lynn Engineering brings to every project prevents expensive and unnecessary design changes late in the process.
“Not only do they produce great, higher-end designs that I can easily work with and delight my customers,” he said. “But they design using a contractor’s perspective. They live here and are intimately familiar with all the local building codes and permit requirements.”
PROACTIVE COMMUNICATION AND ON-TIME DELIVERY
Lynn Engineering’s local and personable staff is readily available to make sure projects remain on schedule. Lynn Engineering is also quick to solve issues on changes during construction.
“They are quick to turnaround a response and complete inspections,” said Alston. “They are proactive. They follow up on projects that might be stalling. They have as good or better response time than anyone else we’ve worked with. They know time is money in this business and their responsiveness reflects that.”
It’s not just the quality of the product and the peace of mind for the homeowner that draws companies like TideWater to Lynn Engineering, it is the service, too.
“For the last eleven years, the Lynn Engineering staff has been there to answer all of our questions, thoroughly inspect our new construction homes and assure us that we are building quality and up-to-date engineered homes,” said Alston.
The additional hoops to jump through and increased costs associated with coastal construction can sometimes be surprising to those who are unfamiliar with coastal construction. It is safe to say that coastal construction is not merely just typical construction but on the coast. Our principal engineer provides answers to commonly asked questions about the differences between coastal and inland construction.
The process of obtaining certification of a new home or alteration can be confusing for homeowners and even contractors. Wading through these waters is necessary, however, to obtain a windstorm and hail insurance policy through TWIA or your insurance company. Will you need a certificate from TDI or TWIA? What’s the difference between a WPI-8 and a WPI-8E?
